—yep, that’s probably one of Ben Wolff’s landscape hotels, stealing your attention and vacation dreams.I recently caught up with Ben, co-founder of Onera and Oasi, about what makes his unique stays so successful, and one thing stood out to me: It’s all about creating that “wow” factor.

There are probably many posts that contain similar information to this one, but I thought it would be of value to future and existing investors who are starting their journey.We recently completed rehabbing a duplex we bought for $93k and rehabbed for $75k (in retrospect, we could've negotiated a lower price 🤷‍♂️ - discussion for a different post), hitting an ARV of $190k when our target ARV was $170k.Two things that stood out for me that helped us secure a higher ARV that anyone can use in their next BRRRR were:1) Fix the property to be in the top 75th percentile -> To improve our success rate, we consulted with both our agent and our PMC on what kind of materials and finishes the best properties (highest ARV Comps and Rent Rates) had in the area.

I went on a hike with a Geologist a few years back and we stood on one of the faults (Elsinore).

She stood us up on the initial meeting. 

This property in Nashville stood out as a prime investment opportunity, combining a great location and renovation potential.

I filed claims on those properties after the reforms, but the insurance companies stood firm this time.

I'm trying to get some money so I can purchase my first rental, and this strategy particularly stood out at me.

Honestly, I am definitely open to other options, that's just the one that stood out to me as far as bringing in cash and learning to work with tenants while keeping my down payment low and being able to live there (house hack). 

The time for me to go to Lowe’s or Home Depot to get truss hangers and nails because the investor only got wall studs and roof truss is still a costly mistake when you look at drive time.
