If I would require some documentation from the city, would that trigger them to do the property lookup?

I've been reading and looking up videos and I'm just not confident yet to pull the trigger on a property.

Once you take an action, that can easily trigger tax consequences.

They use leverage in some of their funds, which can increase returns, especially if they have a low cost of capital (but potentially increase risk and trigger UBIT issues).

Shouldn't be anything else that would trigger that, short of another purchase.

So, transferring title to an LLC is a transfer as defined by most mortgage or deed of trust documents as a trigger of the so called due on sale clause. 

Although I wouldn't suggest this and you don't need to do this, most lenders have a due on sale clause and this could be triggered (altough low probability) when transferring title out of a borrowers name. 

I keep a portfolio of photos in my arsenal - not posting all of them - but switching out a photo periodically as it can trigger your listing to move up the list when a change is made on some of the sites.  

The last thing you want it to trigger income taxes from accidentally cashing out.  

It sounds like you are just having trouble pulling the trigger.
