However, you are always going to need to reinvest cash flow into your properties to be able to maximize their value, or reinvest cash to to new properties to maximize your wealth over time.  

Fortunately, you will be able to to a 1033 exchange into new property and avoid any tax on the gain. 

And this architect is not cheap -we had to go to to him after paying another architect, just because the town  asked to.

The one bank left kept a 1 mil line of credit for me ( down from 15 mil) had me  on a 90 day extensions for 4 years and allowed to to earn back in.
