and in Tokyo they build on 10X10.. :)keep in mind that the same survey company laid out San Francisico and Portland in the late 1800s all the lots were 25/100 you drive through SF you will see that clearly.. same goes for almost any older city. 

My first investment requiring money down was half from my own savings, and half from a deposit I received by buying a property in Tokyo.

The September meetup was a joint Tokyo/Yokosuka group.

But you're right - overall, it's saturated and highly competitive (as is any tier of an industry that is targeted to the "beginner")I see you're doing work in DFW and Tokyo.  

Read a bunch of BiggerPockets book as part of a course I took by Derek Moneyberg called Real Estate Riches.I live in Tokyo and want to invest in the Japanese market despite the many difficulties involved in the market here (depreciation, shrinking population, etc, deflation, etc.)I think the best way for me to get started is to buy a property in Central Tokyo and house hack, I have probably between 50k-100k liquid that I can use, but I'd like to get financing for a bigger property if possible.
