@Theodore Ehlert If you materially participate in the STR and keep the average length of guest stay to 7 days or less, the loss (including bonus depreciation) is nonpassive can offset any type of income.Keep in mind, there are limitations on how much of a loss from the STR you can deduct in a given year - Google "excess business losses".

If it’s been laid properly you can paint it with oil based Kilz to kill the odor and just go right over it with a second layer of LVP.

@Hubert Theodore Personally I have a realtor I use who has saved me hundreds of thousands of dollars on multiple deals and does all the scut work so I don’t have to and makes all the calls and keeps track of all the timelines for me.

Since you stated you are going to replace the carpet I recommend spraying "Odoban" (about $10 for a gallon to dilute) or some other cleaner/smell remover over the pad (if you don't replace it since it will hold the odor) or on the floor if you remove the pad.

Hopefully the odor is coming from the litter boxes and not from spraying or urinating on carpet (if there is carpet in the house).Gail
