The general sentiment that I see on forums is that they have to accept whatever path or outcome that a GP chooses, which is not correct if the majority of LPs are with you. when I worked for syndicator in the 80s thats what happened to them LPs revolted and kicked them out as Gps and took over.. of course this did not solve the issue just prolonged the agony and the attorney they hired milked it big time.. a few years later after capital calls etc all was lost anyway.

When I've searched for something, 20 pages pops up and I'll skim through some of the posts to see if I find my answer.I have seen an improvement with the Gurus, Book and Course Reviews forum.

And eventually, it helps you buy more real estate (until when you start milking your portfolio to cover your living expenses).If cash flow is what you want, buy a business. 

Code § 1715z–19 - Equity skimming penalty"shall be fined not more than $500,000, imprisoned not more than 5 years, or both."

They keep any profits above 12% and it appears they charge about a 2% fee plus a couple other nonsense items (based on my very brief skimming through some info). 

My main complaint is, they appear to aim for your project ROI target by skimming as much money during PM as they legally can.

So far the MLS has brought lowball offers trying to skim $100k off just one property and 2 failed offers (buyers could not get approved for conventional financing for their own reasons). 

The only way you can start skimming profits is when you have enough money in the bank to cover all emergency repairs which could be $15,000-$50,000.

This is not Kroger where there is price tag to buy milk.
