Negotiating favorable terms is both an art and a science, and in real estate, it's a critical skill that can make or break a deal.

Since I have been using Padsplit for my first 3 investment properties I don't have the skills built yet for marketing or rent collection. 

Removing all skills from the equation, if you don't take a break from participating as a real estate investor in some way each day, you will stay far ahead of everyone else who keeps subbing themselves out and then asking to get back in when the game is already out of reach.

I am sure working for the Home Vestors Franchise gave you a lot of tools/skills on getting undervalued properties.

There's no shortage of deals like this here, but I lack the flexible capital to move on them.

The real skill is understanding the variability and risk in each number which is not always numerical or scientific.

For management, self-managing saves costs and teaches valuable skills, but a property manager is essential for out-of-state properties or scaling your portfolio.

One golden rule I follow,if it takes a long time to fix/replace when it breaks, don't buy a cheap one.Imagine, this thing breaks in the middle of your peak season and the people who can come out to rebuild are 2 weeks out....It takes at least a day or two to build something like this even if you are super skilled.

There is still a shortage of homes under $1250 a month for rent that when advertised, they are being filled in a matter of days.
