Hey gang, I've been radio silent on the forums for years.

Then went silent.

Nothing an investor wants to read but I've always felt that being optimistically realistic is better than being silent. 

A friend of mine entered into a silent partner agreement with me and invested $99,000.

Works great because I get guaranteed revenue either way and the partners are happy to be silent investors who get a check every month. 

It's pretty sad, but good luck staying silent on the sidelines until my next post which has no other purpose than to help new investors.

I actually loved your first comment, and assumed that there was a silent rant hiding in there too lolWhen I bought my house and after extensive research in the areas I was focusing on, I realized that unlike most other markets, real estate is much more "accurate".

(I am a silent investor, the developer is doing all the heavy lifting, and we split profits at the end)

I’m being a bit uncharitable here, but they backed off of their original plan, stayed silent for two months, and then quietly passed a regulation stating four or more unrelated occupants can’t live together.
