Once upon a time it meant buy a 2-4 unit with 3.5% down FHA, and the other units would fully cover the PITI - that "orthodox" or "fundamentalist" or "original meaning" approach is mostly dead (markets find equilibrium, supply and demand). 

I would also understand the Orthodox Jewish Community housing there and be careful when pulling comps, houses within walking distance to temples will sell for more.

Very Orthodox area (although its racially/ethnically mixed).

An "average" outcome is less likely, unless you're just buying already turnkey-ready properties at retail price with tenants already in place paying market rents (which of course would be built into a higher price), etc.With a REIT, we're out of the "hand picked" and "hands-on management" world, and into a committee/bureaucracy world where we're going to error on the conservative/safe/orthodox side with little innovation or one-off highly property-specific type solutions.

Sam and I HATE cold calling, or any other orthodox sales techniques, mainly because we are painfully aware that we are not the type of people who would be a good sales person if we tried to be one, and we hate it when someone tries to sell something to us.

I'm not saying I'm special, I'm saying that I was REALLY lucky that I was a good fit for this kind of work in temperament, training, lifestyle, and, dare I say it, even my Greek Orthodox Christian upbringing.

(I was thinking of rehabbing houses towards the orthodox Jewish community, but instead of saying that, I can just mention that its 5 minutes walk from a synagogue, it put it $200 above market rent )
