You'll be planting oak trees to grow over time, not bamboo, and that is absolutely fine. :)

It kind of seems like you are looking to call their bluff but that only works if they are raising rents above market and you have an alternative.

We have STR properties in Oak Island, NC. 

The two that are already in contract will have 14% IRR (Chelsea Place closing next month) and 21% IRR (Lakewood Oaks closes in late July).

The Seller has little leverage except to bluff at you to settle.

So white shaker cabinets and quartz countertops really don't get a premium, because a majority of the tenant base would rather save $200/mo and live with the oak cabinets and laminate counters.
