I've read a couple of more recent studies which indicated 10-minute duration and 0.62 miles respectively as distances "walkers" would frequently travel ... these studies also indicated an even smaller percentage of the population that would walk.Here's a short article on walking distances in the context of multi-modal transit.

@Jim Davis if I knew then what I know now, and had the Capital then that I had now… I would buy everything in cash, do large scale value add construction jobs in cash, and take a mortgage out after.The BRRR is a great investment tool if you have a ton of experience, and know what you are doing.It’s also a very high risk modal and I spent a lot of money at the school of hard knocks in the beginning.I would also stick to A and B properties… life is short and they are a lot easier to manage.
