Why is your debt strapping you down if you’re making close to $100k and don’t have mortgage debt? 

Hi, I recently saw a YouTube video and it got me thinking about investing in laundry mats.

At least your money is working for you with an appreciating asset and you can move out and rent it out down the road.Real estate isn't something you want to start/navigate while you are cash strapped. 

You can also go straight to the source - Direct DSCR Lenders - don't necessarily need a mortgage broker to shop for you (especially if you are here and asking the right questions and clearly are sophisticated - unless you are SUper-strapped for time, you don't seem like an investor that needs to pay a broker for help - go straight to the lender)3) Last question- i'm seeing rates on DSCR loans in the 7.2% to 7.5% range, in addition to 1 to 2 points and they likely track 10 yr treasuries (4.26% as of today).

They are either going to be financially strapped or leave the area, or both.

Electrical contractor quotes me $5k but noted he could do it on T&M at a reduced rate.

when Palo alto and the peninsula made their first run up in the mid 80s.. that's how we did a lot of deal sin P A and other high priced area.. we did equity share.you had one investor with the cash.. the cash strapped but great job and income investor got the loan.. set up on a 5 year deal.. end of five years the owner occ either refied partner out or sold and moved on.. worked for everyone.

Gwinnett County has fantastic school systems so rental demand is strapping. 

Now strapping on our tinfoil hat's; if there were some evil confab of trans-national elite's wringing there hand's saying "we want it ALL muah-ha-haaaa, hey Clause, how do we do it meee-heee-heeh?"
