As landlords or in RE, we would hold such funds in escrow accounts, that is not required for innkeepers, at least in my state.

Although I don't use traditional leases or rental agreements at all, depending on the booking site my guests come from,  we make them tick a box agreeing that their  "rental" activity falls under Innkeeper's statues and not Landlord tenant act.My properties cater to travelers and my average stay is only 3 days.
