I think most people are used to other forums and social networking sites where it's possible to delete a post once it's posted (THANK GOD this is a feature on Facebook!!!).

It has been God awful for so many people.

God forbid something happens and I either can't get rid of a tenant or can't find one, I would barely even be able to afford the mortgage

So many with all these BS tools, Reno budget tools, ARV tools, comp tools, my god, just run the numbers, its simple.

I have one tenant who is a god send compared to most, he accomplishes nearly ever repair I need, even did an HVAC unit. 

And still you send flyers and advertisement to my email on your other properties :)Just a caution if any of you are reading, i know a lot of other also in my same boat having paid the 20% and stuck with no updates and hoping some day, god knows when, we may get our properties all done.

. $300sqft to build at least.If you have any sort of mortgage on the property you will need an attorney to handle the mountain of paperwork the bank will give you for a lien release. 10k+, also probably some nightmare terms to have to build and sell immediately and god knows what.At this point a year has passed and you have spent at least $60,000 cash, you're about to break ground on a structure that will cost you at the very least $400,000 to build, you are still 1 year away from cashing out because you have to now build a house.

Why on gods green earth if you can save on commission, gain experience, meet investors and manage your own properties would you want to invest in a market outside of where you are?

God knows what they think those hand-scrawled letters saying how they're innocuous ma-and-pa investors and day-glo signs on the public right-of-way are supposed to convince people of.However, the lack of disclosure and taking advantage of some owners really kinda goes against the grain on the Realtor Code of Ethics doesn't it?
