I have sold a couple of businesses as well, and speaking from experience, you are never more vulnerable to make a mistake than when you are sitting on a giant pile of cash.Also, I agree with @Corey Conklin - I'm a big fan of "overflow cities/towns" in the sun belt.

There should have been but this was missed in the rush of holidays and high traffic.

The problem is, there's the giant water heater tank in the same corner that takes up quite literally a 1/2in too much space.

Oh, and both of those solutions are a giant PITA also, so there's that.  

There are often weekends or holidays that finding even a basic motel for the night in some areas is nearly impossible (especially if you have pets!) 

23 days on the market doesn't seem like that long, especially since the holidays just passed.

For seasonality, I take into account holidays and local events that might drive demand.I'd be happy to connect for more ideas!

They will look at it compared to buying a giant single-family where they have to pay the mortgage all alone and feel that its a great deal (and in a way they are right).
