There have been some very good spreadsheets posted on here in the past that you can search for and find.A spreadsheet is going to be much easier to use and play with different numbers than an app.

Also, since the books were several years old, I'm not sure if there is better software or apps like Zillow to use for managing a property.  

If you want an easy way to visualize your rental finances, there are some solid bookkeeping apps and spreadsheets that can automate a lot of it.

I've been seeing stuff about great apps and tech that make things easier and almost seem doable. 

Figure and NYFTY are easy automated HELOC programs with super quick closings (I did one for a client that funded in like 72 hours from loan app). 

Cash app or zelle??

I see no reason to waive app fees, they should be happy to pay that.  

I collect my rent via cash app. 

Backflip has a decent analysis tool on their app.
