Yes, your rate will change but not much if you have good credit it will go up around 5.875% to 6%.

But either way, it is a fairly substantial number of States and many of which have large population centers.

Whether bank or credit union - either will work. 

Chances are this is NO deal property as the X will want their fair share and a fair market appraisal will need to be done and the equity split equally.   

Foreign National programs sometimes require that you have US credit and most will want you to have a US-based bank account.

Personally, I follow this standard for every application I receive:- Income of at least 3 times the monthly rent (verified through the employer)- Credit score of 580+- Rental verification with past landlords (no outstanding balances, no late payments, and the property left in acceptable condition)- No history of collections, evictions, or criminal offenses- No overdue debt (except medical debt)This process has helped me place quality tenants over the years.

And when you said the management company takes a 550 credit score , all I see in your future are evictions .   

The area is fairly landlord friendly.
