I work with 4 electricians , 3 plumbers , 4 HVAC , 5 or 6 framers , if 1 is busy I use another . 

My electrician sent me an example.3.

My first deal looks like it will fall through because the bank doesn't like my work history. (4 months as a union electrician, which the bank considers contract work).

Based off the general home inspection report you'll be able to see if you need to get an electrician etc out there. 

My last electric split my electrician gave me a list of the big things I needed to purchase and he told me to buy them from an Electrical supply company on EBay that sells all new products and this saved me about $4500.

My $2000 also covers stuff that inevitably break under normal use - I had to replace a washer $700, a stove $600, a microwave $100, and a grill $400, all  within last 2 years, and paid close to $1000 for various service calls by electricians and HVAC techs and pest control. 

My electrician said that it just needed new breakers The property is liveable and rennovated apart from this.What is the cheapest % interest dscr/hardmoney/rennovation loan I could get?

I’ll bring in licensed electricians and plumbers for their sign-offs.

You need at least one handyman on speed dial (preferably more), a good contractor for the bigger things, roofer, plumber, electrician, cleaner, etc etc.
