I wouldn't call 810k an anomaly....There are weird neighborhoods where you have 10 typical 50s style homes in a row which are randomly eclipsed by some 6 bedroom brand new house. 

Cash flow from the duplexes significantly eclipses the SFH.

Personally, I find if I choose decent tenants, it often is more efficient to get them to move on and focus my resources on turning around the unit and focusing on the new tenant (positive energy) rather than chasing the old tenant for a relatively small amount of money that they may or may not have  (anger and negative energy) and paying the lawyer may eclipse the amount I'd collect...

@Tyler Lingle you mean fastest growing behind Columbus, O, right...sorry, man, Columbus rules the Midwest....projected to eclipse Chicago as the largest Midwest city...Columbus eclipsed Indy just before overtaking San Francisco in total population...creeping up on Fort Worth next....data is from esri/ arc gis...happy to send you the reports ;) I know...it's easy to forget Columbus is a Midwest city...we're looking more like Austin at this point.
