I just wanted to piggyback by saying you can still find those kind of deals, but like Nicolas was saying, it's probably going to be on the east side, in C- to D neighborhoods.

I just went under contract a bit ago for a 13-unit a bit East and North of there.

When scouting for properties, explore areas on the west side as well as some parts of the east for potential opportunities.
