Trying to create a plan to get into another property without using my own cash or refinancing.

I'm now considering expanding my real estate ventures into building custom homes, but I know this is an entirely different beast between the required capital, learning curve, time committment, etc. 

My state is very fair to landlords, but there's no way to win this scenario.

This used to be a near-impossible task for a company like BiggerPockets, but technology and 3rd party solutions are getting better.

I routinely buy used washers and dryers.

I'll see if I can use some of this because I get almost no Airbnb bookings unless I drop price way low.

End goal is get into the commercial housing and industrial.

Materials have increased more than 20% in the last 5-8 years.

And large landlords often use dynamic pricing based on an algorithm.
