It may have rock or other refuse in it.You may want to check with your local municipality before filling in low spots on your property.A formerly famous cyclist living in Austin did something similar (added fill around a creek that ran along his property) and faced fines.  

Most of the people I saw riding on the trail were either recreational riders just out getting exercise or hard-core cyclists out training.

@Patrick Gilbert I'm a cyclist and ride through the Mars Hill neighborhood occasionally in route to Mann Rd. and beyond to the beautiful hilly roads near Martinsville, IN. 

I like keeping a credit card in the saddle bag of my bicycle (I'm a competitive cyclist and once a year or so a situation comes up where you get stranded outside of cell service), but have no immediate use of a credit limit for a while. 

Also acquisition costs can be high, esp if financing (with taxes easily add 10% of purchase price)I’d add also these days the traditional albergue / B&B model can be quite saturated in many areas, so you want to identify those and stay away, then also certain customers segments remain underserved, like cyclists.

I'm a cyclist and ride the whole city. 

My main goals are this:1) Increase income (cashflow)2) Live somewhere I don't hate3) Have a garage so I can store my bikes (big road cyclist here) and organ (I'm an organist and have a couple organ projects)
