Sad to think people are still signing contracts with MI and they don’t have the common sense to stop taking people’s money even though it’s abundantly clear they can’t be trusted with it.

Also, if zoning restrictions were to be relaxed, could the area end up like others with abundant supply, potentially leading to a decrease in property values?

It's worth noting, however, that in the long term, housing markets with abundant vacant land can significantly increase their inventory if policies and economic conditions favor builders.In markets like Las Vegas, where undeveloped land is limited, and population growth is strong and steady, housing inventory will continue to tighten.

The thought of buying near colleges has crossed my mind many times: an abundance of tenants & cash flow!

The midwest has an abundance of pockets that have great cash flow and the south is significantly cheaper, decent cash flow and good appreciation potential.  

IMO syndicators should make it abundantly clear - and I’d don’t mean by small type in the PPM - that an investor should only invest the amount he can afford to lose.  

I've never dealt with such an abundance of incompetence in one place.

If the future vacation property type is abundantly available and can be easily acquired at any time, the aforementioned concern is less of an issue.Please post your experiences when you do it.Best of luck!
