They know how to rehab properties and Missy from what I hear is among the best.One thing I learned so far is you may find other TK that can offer a higher ROI but when its a bad rehab or bad tenant placement with bad mgmt then its a loser.

.- 2024 almost much every possible repair imaginable was needed among the units, so the headaches and costs were compounded - now the properties are buttoned up for the most part and we'll probably show a loss for 2024 taxes.- We don't cash flow at all because we were bullish on the BRRRRs and also did some flip rehabs using some of that equity and pocketed it years ago.

When there's tenants already occupying the property, there's often times different leases that were signed among the tenants.Additionally, renting by room usually sees higher tenant turnover which in turn causes more work for the PM.Other challenges to consider:- Disputes/conflicts among tenants (different personalities if a tenant doesn't know the others prior)- Occupancy limits- Splitting utilities (what if someone uses more water?)

For us, we do batch showings instead of individualized showings; it cuts down on labor cost of having constant showings and it actually incentivizes competitions among the "applicants".
