@Sara Donohue I would re-iterate what someone else said and make sure you have cash reserves for any real estate you're doing because problems happen and sometimes you have to come out of pocket to fix them.

LOL thats one way to mitigage it Eric.. but you take other parts of the country and specifically Jackson MS and 90% or more of the tenants are single mothers..

That's not to say that there won't be future iterations of my plan, and it's also not to say that I won't take a look at the SBA site as well - I intend on doing this thanks to your suggestion.

I totally get it, Eric!

He innovated/iterated on top of the Carrot high performing platform, it worked so well others have copied it (which would irk me as well), and now he's trying to protect his hard work (I totally get it.

And than there is other iterations, for example on various land deals bought subject-to a zoning or other variance being awarded.
