Soak up as much information as you can.

I made 1.5 gallons of Odorxit (from concentrate) and sprayed it under the house soaking the sand.

The usual recommendation is, of course, pulling carpet and padding, pull subfloor and baseboards (if cats have urinated near a corner it's often soaked into baseboards), seal with OIL BASED kiltz. 

It may really be a good deal for you to do the initial work for free just to get to see the process and soak up the experience.Just make sure you're dealing with a legit investor.
