I'm not a huge fan of that deal since rents in that area are about 1500 for a 2 bed 1 bath and that's if you aren't even living in it. check rentometer for comps (I live/rent a duplex near you closer to Seattle though) If there is enough value add potential you could be ok but even then I don't see any cash flow.

We both agreed that in general if clients have concerns it is best to just call to resolve it with us directly and we'll resolve it because we sincerely care about our clients, but we also don't want our hard earned reputation being tarnished over simple things that can be resolved on a brief phone call without going to the internet.
