Bare with me on this one, it came out a little longer than I expected :-)A little while ago I had a chance to talk with someone that works for one of the leading software companies that provides Property Management Software for multifamily properties.They have reports and industry trends they pull and he was part of that group back in 2007-2010According to him the rents took a very negligible dip in the overall picture however many markets actually saw an increase in rents and occupancy rates.

So taxes are unlikely to be a concern since the heirs' basis and the selling price are usually very close to the same number.However, if the owner died more than 6 months ago AND the property has appreciated considerably since then, then there may be a tax issue the heirs would want/need to negotiate around.The Estate Tax only comes into play for very large estates and, if this estate is subject to that, then your $20,000 difference in asking price is negligible to the overall value and estate tax paid out.So essentially, if you're counting on them really needing to do some tax planning on this, you might be barking up the wrong tree.

Agree with you completely- there are similar and better returns out there for an out of state investor - without the headache.Don't get me wrong, There are many experienced local players doing very well in Detroit and I have met a lot of them- but I have become convinced that the kind of things that they are doing, cannot be done long distance.Investing in Detroit I experienced things that were totally off the playing field for me- Just two  examples of many:  a home that was tenanted (by my PM) with what I later discovered  to be convicted criminals with federal tax liens on their assets and no ability whatsoever to pay rent, or a different management company that through pure negligence allowed a cash flowing Sec 8 property to go into abatement , thereby losing the tenant and then simply resigning from the job leaving, me to try and clean up the mess and costing me thousands.

Thanks everyone for the input.I'm checking/testing now.We should add Nest to the list of good cameras, I think.To be honest, I am surprised to learn that in this niche market they manage to sell rather expensive cameras full price and then require a non negligible subscription to a proprietary cloud while video cloud storage is free (Google Photos or videos or YouTube private), or very inexpensive (Amazon WS).

Governmental police actions (police powers as to  RE, not the cops raiding the place) work can be stopped for inspections, stop work orders can be given, building permit snafus, all may be beyond the contractor's responsibility, then again, a contractor that screws up can cause a stop work order, so define it "police actions not arising from contractor's negligence or failing to remain in compliance....."

I was just quoted last week and I don't have the numbers with me so I could be a little off, but here's how I think it broke down:Wood frame buildings erected - $21/sfAshpalt for drives - $3.50/sfConcrete slabs - $5.50/sfSite work at this property is negligible and electrical will run me a couple thousand.No fence or gate because that's not necessary or common in my market, and the existing buildings have wireless solar security cameras which I'll add to the new phase also.
