In Illinois we’ve got an instrument called a TODI (transfer on death instrument) which avoids probate and having to create a trust for RE.

I discovered that even with hotels and AirBnBs, there's a shortage in STR due to extreme demand for the music scene, 3 sports arenas, the university, 3 nearby hospitals, and the fantastic nightlife, particularly by Bachelorette parties.

The upstairs tenants have been complaining (even though I told both while signing their leases do not call to complain to me) that son is smoking marijuana in house, supposedly selling drugs outside of house (questionable), and playing loud music.

@Tom KellyYou need to be more specific about what problem you are trying to solve that hasn't been done millions of times by banks.I agree with @Jon Holdman that the instrument you should be using is the Note and Deed of Trust or a Mortgage. Â
