If she pushes the security deposit issue then I will request she show me proof she made a rent payment in July, which she didn't, and then I will say she has already had a free month's rent on us that is equivalent to her security deposit.

There are a lot of moving parts here: 1) borrower (who is either on title now or acting as estate PR) but not the borrower of record, 2) lender, 3) perhaps a servicer, 4) attorney for lender handling this judicial foreclosure5) court (presumably having issued a Writ some time ago6) Sheriff or Levying officer.I do not know the precise sale procedure in PA, however I would peddle fast to get under contract, show proof of funds (or equivalent) to attorney (may not cooperate) and be BE READY to close at least several days prior to sale.

The note equivalent of these type of investments would likely be what I'd gravitate towards, I just don't know enough yet to know the difference between a cracked foundation (hard/impossible fix) and a "turd in the toilet" (easy fix) in the note world, though I have my suspicions ...As to what I'm more curious about, I tend to like working out "in the field" with people more than locking myself in my office and crunching numbers or sorting through paperwork (though I can do both).

An older building and more management intensive tenants dictates needing a full time PM and a repair person to keep it operating.What you can bake into the numbers for a full time repair person varies on the rents per door collected.Typically you need about 75 units or more for this but for example 1,000 rents per month at 40 doors is equivalent in gross income to 80 doors at 500 a month rent.

I wouldn't have done this in any state and absolutely not in tenant (they were tenants or the equivalent for a day and a half) friendly CA.
