The YouTube and Instagram influencers who say it's easy to "Just BRRRR your way to wealth using Other People's Money and I quit my W2 job in 3 years at the age of 30 and I have passive income, etc" I wish people would stop listening to that garbage and talk to investors who have been doing this for 20+ years. 

If they are just Facebook friends, Instagram followers, etc., that wouldn’t qualify for the type of friends I’m thinking of.  

It is just like an OLD wifes tale.

There needs to be something unique about your home (think Instagramable, bocce ball, putting green, themed, etc.)

With lot more gurus coming online everyday and posting videos in Instagram, we fall for their prey.

You need to be able to estimate expenses yourself and not depend on what the agent provides, which is likely to be a fairy tale.
