All the first floor flooring was up two months after the new build and after mediation won and had the developer put in french drains, epoxy remediation for the slab, and new flooring/mold remediation, etc.

Back in 2008 B of A used to do up to 50% LTV on their HELOC as a no income doc according to some of my clients.These days all HELOC's I've encountered max out at 45-55% LTV.When you do get a bank crazy enough to take it up to 55% LTV like navy federal CU they'll limit a lot of things like your max loan size so its almost a useless line because the line is so limited.The lenders I have options to place this with have limited it to 40-45% DTI on my end.I am both investor and lender so I get first hand accounts of these HELOCs from both ends, as borrower and as originator of mtg's.
