Thanks all for the thoughtful suggestions/additional venues to explore about why tenants think the unit is not as efficient as it used to be.It does make sense to pay for inspection ourselves and we will.Re: rent and cost of maintaining the property - rent is currently below market, and we raised it by ~1.5% after the first year as we naively thought that will keep the tenants happy, but that is irrelevant to the AC question.

However, in California for instance, a bank goes through several steps in a foreclosure:  1) they send their letters out to the borrower regarding late payments, what's going to happen etc 2)  they file/record a NOD (notice of default) during which they advertise in a public venue, etc If memory serves this is a 90 day period and then 3) the record a notice of sale which sets forth the sale date approximately 3 weeks later.  

Buy one single family rental property for each kid within 2 years of birth- approximately $150,000 purchase price.Make sure the rental will at least break even on a 15 year note.In approximately 15 years do a cash out refinance and use those funds for car/college/wedding.

After a water heater situation that he helped me fix we went out for wings (he paid) a month later we took a roadtrip, then he invited me to his wedding now our families vacation together about once every other year,  he and his wife are shopping for an upper end home and they are using me as their realtor, his sister is also looking at upper end homes and is also using me as her realtor...
