one must be careful thinking they will buy C class in mid west thinking it will go to B.... generally its the other way around B can devolve into C.. because of rental saturation or concentration

I currently live in an over-saturated area for multifamily properties, I want to look out of state.

Usually it's broken down by geographic region by state.Vacancy will depend on saturation rates for the area and whether the area is tourist driven or business driven.For hotels it's all about the REVPAR,location,and age.I would throw out national averages as it will be based on what's custom for the area.Flagged hotel/motels generally have more success than mom and pop ones.

Youngstown is becoming far too saturated with out-of-state investors causing massive increases in rent, imo.

I tend to buy programs from people who saturate me with free information as I then think 'Wow - if they give me this for free just think of how good their paid program is.'

I did wedding & portrait photography but dropped-out as the market for photographers got waaaaaaaay over-saturated and fees were driven down.I considered doing 36/VR real estate photography for a time, but don't see that used often at all.

Should I go ahead and buy those or that town in saturated and also I do not live in that town but I manage them myself.Please give me your views and advice.
