If you work with a Realtor you will probably find a few homes in the area of your choice that have been sitting a while because they are outdated and could use your modern vision.

For example we will take an outdated 70's house and make it a seventies modern.

It is approximately 4,300 square feet and was listed as a 3br/3ba (but has two other rooms that could be, and are plenty big enough to, be used as bedrooms, but the size of the septic tank may prohibit listing the house as a 5br), and is situated on a 2.6 acre lot that sits well off the street.However, the house is very outdated.

If no, I would :-Take their offer or negotiate it up a tad-Have them sign a document as such including a firm out date with steep holover penalties and include their cooperation in showing the property until vacatedKeep in mind that while you could refuse their offer and once the property is rented and your damages are clear you could take them to small claims court and get a judgement.  

An electronic recycling company located in Marshalltown, that handled outdated electronic waste from local communities, schools, etc.  

There is a home down the same street a few houses away very similar listed for the same price but the inside is very out dated. 

It has 800 more sqft. and acreage but is terribly out dated and it is selling for 175K so I expect that this property should be in the 120K to 130k range by the time it is renovated.    

When a tenant has a move-out date, we do a walk-through inspection about two weeks prior to make sure everything is still on schedule.
