If its a well located student rental I think that is conservatively fine, however with only 2 units in a less desirable neighborhood that could be too optimistic in my opinion.Lastly and what I believe to be most important, how much money are you putting down on the property?

It somehow, optimistically, turned into a 1% rule here on BP. 1% isn't likely to cashflow in many markets, especially ones with nasty property taxes like here in MI, for example.

in short, it's easy to get a little "optimistic" with expenses, cap-ex, etc.  

20% is usually optimistic.  

Even banks only use (75%*rent) - PITI and I think that's on the optimistic side.

I am optimistic about further price increases, but probably not like we have seen in the past couple of years.
