Search the forums for ADU appraisals and you will find many posts of disappointing appraisals associated with ADU additions.

If you make the property look nicer than it really is, renters will be disappointed when they see it in person.Sometimes less is more.

If you were hoping to find duplexes, triplexes and quadplexes you will be sorely disappointed in Austin.

Seller ON the market right now are typically more motivated than those Off-market, and have already felt the disappointment of nobody taking their asking price. 

It sure makes the photos look nice- but will people be disappointed when they come to the house?
