My experience with agents is that half the time they do a terrible job and you are paying them allot of money in my opinion for what they do so I would expect they be motivated to always do a great job for you but sadly I have not encountered that great attitude the majority of the time.

I know in your other thread the PM bailed on you, part of what I saw there was you placed the tenant but the PM was expected to manage, usually when this happens the PM does take a "I didn't create the problem so why should I fix it" attitude and they didn't get the leasing fee which is usually their big paycheck that helps them be willing to deal with these problems.Here is what I would do based upon Steven Hamilton II's description of the almost non existent interest on the IRS loan.

The average fine is around a $1,000.00.Lastly, there has been a lot of backlash in my town with regard to bandit signs where community volunteers are removing them as part of a clean-up effort.Personally I used bandit signs and used them up until about a year ago where laws and attitudes started to change which resulted in having to replace the signs more and more often.
