If there are already 19 rentals you can bet they either won’t show up to vote or will vote no to make an amendment.  

We now are looking to change that to a 50/50 split and I wanted to know if we still need to do that with legal aid or can simply amend that on our own with written/signed consent from each other.

Should I go back and file an amendment just to rectify that utilities issue?

See if rentals are currently allowed or have restrictions, and also check to see what it takes to amend or change the specific rules that apply.

Once you scale and graduate from FHA, then you will likely find lenders more creative and understanding of real estate investing and your strategy, but you just aren't going to find that with conventional I would amend this statement to say you are not going to find folks who are creative or understand investing strategy at credit union or banks.  

I would do your best to form a good relationship with HOA presidents and members and see if there is any way to amend the bylaws for a very small percentage of units. 

Many of my clients who went to franchise tax firms or used Turbotax have had multiple errors, missed deductions, and required amended returns.

I would simply talk to your CPA or Tax accountant and file an extension until you have the best and final answer.Worse case scenario if there is or was an error you simply file an Amended return.

Just let them sign an amendment to vacate the property early.
