Your legal compliance requirements will largely depend on whether your investors are: a) active (easiest legal documents) or passive (more complex legal documents); b) accredited (easiest legal documents - No PPM required) or non-accredited (PPM/disclosure document required)c) everything is in one state – you, investors and the property (may be an easy intrastate offering exemption you could follow), or crossing state lines (usually means you have to follow the federal exemption rules, which can be costly)d) people you have a pre-existing relationship with (easiest way to raise money) or want to advertise (harder to raise money, probably need a track record with similar properties and investors). 

KCMO lost school accreditation years ago (and I don't think has it back) so this makes families move to other school districts.

Hi Justin,As a seasoned and accredited investor with a old RE and stock portfolio accumulated over a 40 year period I'm very comfortable staying in my own farm of the North San Diego Coastla, South OC and Sough Riverside area's including the Palm Desert/Palm Springs area. 

Most CFPs I've met aren't accredited and make the equivalent of a median wage (at best).

I'd expect firms to post social proof, testimonials, third party validation (like a Better Business Bureau Accreditation) or SOMETHING that would let me know that they are legitimate.

Group buying through syndication governed by the Security Exchange Commision has made this possible for many sophisticated and accredited investors.

I think its zero not sure though not a stock guyI have IBKR brokerage account with verified accredited investor and trader status, allowing for maximum access to margin.   

Hi @Will Yang, if you’re an accredited investor there is an investment product called a DST (Delaware Statutory Trust) that might be beneficial for you to learn about if you decide to perform a 1031 exchange.
