@Robert KoughThings to consider here:1) Ultimately the lack of up keep on your home is the reason she has to pay more. 2) She probably has no where near enough to cover the bill comfortably.3) If you make her pay the whole bill it will more than likely leave a bad taste in her mouth and she will probably move out when the lease is up.

If they don't, you hire someone to handle it and charge the tenant.You should also have a clause that limits exterior decorations to no longer than two weeks before or after a holiday and that they should be maintained, in good taste, and that the tenant is responsible for any damage caused to the property.
