It's worth exploring those first since you know that they already work with real estate investors and you have a referral that makes you more trustworthy to the accountant.  

If you go this route, you must do your homework on the sponsor and work with an experienced and trustworthy group with a demonstrable track record.One big downside is you give up some control.

The third partner, Mark is a very well established businessman who owns multiple companies, I've worked for him on his own house and he is a great guy and very trustworthy, he is the investor.
