There were a number of factors that led to doing it at this point:1) The time it took to maintain both my day job and manage the portfolio was taking its toll2) I was making more money at a lower tax rate with real estate than the W-2 income3) I was mentally ready to focus on real estate and change my quality of lifeYou are definitely asking the right questions and as someone who had the same goal and has not made that goal a reality, I'm rooting for your success!

Just get a septic inspection and a few estimates to present to the bank I did that on a property a while back and got a reduced price I also got a 3 bid afterwards and found out the septic was still good just some roots in the line You should get the property under contract and then present the reports during your due diligence period.

At that time we found the sink cabinet was water damaged and replaced it (still not 100% sure if Tenant, we took the hit on it), sewer line backed up due to roots and had costs associated with jetting & roto-rooting sewer and hot water heater replaced.
