I don't recommend doing this, as most tenants will simply not tell you about or not perform necessary repairs if they have to pay, and then you end up with bigger problems due to things not being repaired promptly and properly then escalating.

my initial contract from them states with clarity in the disclaimer that i should be refunded:  "IF the loan does not close before the expiration date of the lock-in agreement through no substantial fault of the borrower, the borrower may withdraw the application whereupon the lender shall promptly refund to the borrower any lock in fee paid by the borrower." 

What prompted this post was the notion that LTR's may be getting overlooked or overshadowed by the STR fervor that our market has been experiencing. 

Offering a rent concession for the inconvenience might be a fair compromise, and stressing your commitment to resolving the plumbing issues promptly can also reassure the tenant.

We've seen posts of people just wanting to make an extra $50 a month doing something and asking for ideas....this prompted us to think, why not "hack" or make money on anything you own. 

Always verify Once you pick an applicant send them an email or letter promptly letting them know of your decision.
