@Jon Crosby Diversification - he was able to get a 2nd property in a smaller vacation town w/ faster appreciation but much smaller vacation rental  scene - relatively riskier but I think an interesting choice.

Wilmington's investment scene is a bit frothy, but there are still deals if you're diligent in your search. 

My father was a commercial leasing broker in New York for many years, and I interned for a big brokerage and in financial services before starting off my career in technology.I'm now deeply involved in the real estate tech scene around New York, building out a loan platform called StackSource.

If I had to check further, I could check with the probate court.I know in many areas, the above scenes spell foreclosure.

I'm kind of out of the loop on the REO scene since I bought my two properties in January and haven't made any offers since.

Behind the scenes if a sympathetic dept does know something is coming they will possibly let be able to delay an announcement for a week or so

Realtors have absolutely ZERO...No, I take that back, realtors have less than ZERO consideration for lenders' and Mortgage Brokers' time & efforts invested in their borrowers prior to entering the scene.  

You have to be on the scene to collect your rent and it's hard to find good tenants these days. 

@Ryan MillerI’ve looked into the multifamily scene here in Las Vegas as well.

I recently moved to Sacramento so know less about the investing scene here than I'd like, but eager to learn more.
