That's tough on a PM when the tenant is screaming at them for an overdue deposit and the owner for whatever reason refuses to release it.

Commercial space is harder to fill than residential and the potential for an extra $200 per month in cash flow will get eaten pretty quickly by a lengthy vacancy.

Hello BP, I just wanted to share a recent success story that’s been long over-due.

Any roof except metal is way way overdue for replacement at 37 years of age.

If you plan to try to raise a blind pool at a later time it will help to have a lengthy track record of providing value to investors in a certain type of vertical and product. 

As you've mentioned, FHA does require a separate inspection and appraisal prior to loan approval, however this is not a tedious/lengthy process and in my experience only turns off sellers if the property is in disrepair.

If a rate minimization is your goal due to a lengthy hold period you will want to request zero yield spread from the broker too so that they can find you the lowest rate in trade for more up-front fees.

No tax returns, no bank statement examinations, no lengthy bank red tape to block you from a deal that makes sense.
