On Aug 22, 2019 we got a judgement against the tenant for July, Aug, & half of Sept rent.

@Leslie Carter I would like to know why your property manager allowed them to get so far behind and why their attorney negotiated a move-out without seeking a judgement.

After you get your judgement you have to wait another 5 days to see if the tenant appeals, then file for the sheriff to be at the property to physically move tenant out, another few days.I would ask my property manager to go and do that for me.

Bad credit happens to a lot of people for a lot of different reasons.Sure, you need to do your due diligence and understand all the facts before "shaking hands" but it would be best to do so without preconceived judgements. 

It's best to have an agent and a property manager whose judgement you trust.
