Having the mother cosign is great but I wouldn't put an emphasis on it, she sounds like a risky tenant and unless finding qualified tenants in your market is challenging I would hold off on this one.

Considering how low we are, we should have seen a sharper rally on that day so that tells me the demand to buy isn't there right now but it would get there on a big WOOSH down open.I would caution you to put too much emphasis on the Dow right now, it's a price-weighted index (meaning stock price matters) while the S&P 500 is a market capitalization weighted index (stock prices don't matter).

Do these things:a) Put a magnet on your car that says "I Buy Houses"b) Tell everybody you meet "I Buy Houses" and also tell them you pay $500 for any deal they refer to you (which you end up closing)c) Find a couple of good (emphasis) RE agents who actually know REI and call them every 2 weeks.These actions will get you more opportunities than any website.
