How does the rent a floor scraper compare with jack hammer?

You have to run your own numbers but compared to a 203k loan the NACA lower rate and no closing costs were a slam dunk even including the potential 25k.

How long does it take to generate cash flow, and how would the cash flow compare to  “traditional” real estate investing? 

My partner who is a general contractor and I walked the exterior and already made an assessment and compared it to the cost of our last rehab. 

Property taxes in Madison city properties are also now ridiculous compared to 5 years ago, and greatly affecting cash flow potential (or lack there of). 

As I'm only truly exposed to my local market, I'm curious what people think is the most undervalued major market at the moment compared to 5 years from now and WHY. 

I had a pretty hefty jump last year (about 33%) and my premiums were still cheap compared to a lot of other people I knew down here.
