While I'm excited about this, I really like the location and layout of my place - it's in a nice, quiet neighborhood close enough to the city but far enough so families are comfortable (Oak Park, IL) I'm right by the metra and 'L' (subway) which is fantastic for my commute to work.

i bought a dewalt because all the review on epinions sounded like the other orbital sanders, while more powerful, is it's own worse enemy since due to it's aggressiveness, can lead to gouges and grooves.so i decided to re-sand everything down to its original state and re-stain with a lighter stain - classic oak color. if its my own home ( actually i technically live in it right now), i would have been more risque but you guys are right, if its potentially a rental/investment, you need to go neutral!

Here are my thoughts and questions on this:1) It would seem doing something in the grey or beige safe spectrum of colors would be wise, I did "Teepee Brown" on the last house, and would like try a light gray / greige color2) Grey seems like it might clash with the red brick, this brings me to 3)3) I am wondering whether or not to paint / cover the brick features shown in a white / stucco material - this will add a small amount of cost4) Note there is 3/4" Oak Floor underneath the carpet, which will reveal and fix up towards the end5) At first I considered trying to demolish the brick planter, but after more consideration it will be cheaper and easier to "roll with" the feature...
